Terms & Conditions
1. Payasyougoestateagent.com,payasyougolettingagent.com and payasyougoagent.com are trading names of Invest to Let Limited.
2. Fixed fees invoiced and payable upon our instruction to market your property. An administration fee of 17.5% will be applied to all instructions to cover our VAT costs.
3. We will produce draft advert content on your behalf for your approval, or alternatively if you prefer you may provide us with your own advertising content. We will, upon request, arrange for internal and external digital images of your property within 15 miles of our registered office. Alternatively you may e-mail us your own digital images.
4. We will produce a digital Property Specific Flyer in a Microsoft word document format on your behalf, which will be provided to you electronically. We can provide hardcopies if required at our standard published rates.
5. Advertising on rightmove.co.uk, findaproperty.co.uk, primelocation.com, propertyfinder.com, fish4homes, invest2let & payasyougoestateagent.com will be maintained for a maximum of 12 months or until sold or let which ever is the sooner and is subject to any unforeseen circumstances and or for reasons outside of the control of Invest to Let Limited, or caused by third parties. In the event the property has not been sold or let during the 12 month period we will offer a FREE renewal.
6. Advertising in local newspapers will appear weekly, subject to demand, and is guaranteed for a minimum of six weekly photo adverts. Newspaper adverts are limited to the current catchment areas that ‘Invest2Let’ or ‘PayAsYouGoEstateAgent’ currently run newspaper adverts. Subject to availability the client may choose at what intervals and when these adverts appear.”
7. For Sale and To Let Boards will be provided and erected within 15 miles of our registered office or our partnering organisations offices. In all other areas Sign Boards will be provided, upon request, for erection by the owner. Board erection is a simple task. It takes approximately 10 minutes and requires a 2”x 2” wooden post approximately 8 feet tall which are available from all good DIY stores costing approximately £2.00. Assembly instructions and nuts and bolts are provided. Boards should be returned to the offices of Invest to Let upon letting or sale of the property, a non return fee will apply. You confirm your agreement to us erecting a signboard at the property from our appointment until completion plus a further two weeks in the case of lettings. In the event that a signboard is damaged or not returned during the course of the advertising the vendor / landlord will be charged £12.50. To have a signboard removed you should contact our offices.
8. Any enquiries raised via the marketing of a property will be through our offices and passed to the client as soon as practically possible, but normally within 2 hours, in order for the client to arrange appointments to view the property. We can contact you by telephone, text, e-mail or post as preferred.
9. As part of this special rate package viewings of any properties will be unaccompanied. Should a client wish viewings to be accompanied our standard published rates will apply.
10. Offers and negotiation of sales or lettings offers put forward by applicants. We are happy to deal with any final offer negotiation between parties on your behalf if you prefer not to be involved with financial discussions, in which case you should advice applicants that any offer should be made via ourselves. There is no additional cost for this optional service.
11. Upon reaching any sale or letting agreement we will write to all parties confirming the arrangements in place.
12. Our fixed letting fees are calculated on the basis that we administer the introduction of the tenant to the landlord at a rate of £99.00, in the event, for any reason, the Landlord progress the tenant administration themselves an additional administration fee of £99 will be payable by the Landlord.
13. Sale of Property to Tenant – In the event of the property being sold to a tenant or any third party introduced by Invest to Let Ltd a fee of ½% of the sale price or market value (whichever is the greater) will be payable.
14. The whole concept of PayAsYouGoEstateAgent.com offers the flexibility of providing a package tailored to the clients specific requirements including adaptation of our fixed fee packages we are always pleased to discuss your requirements. Any service additions may have fee implications.
